I did a shell and core refurbishment today. All walls, floor and ceiling/roof and windows to 2012 Building regs. Added the default electric fanned heating, the Point of use electric DHW at 50% and tungsten lighting. Result G 190.
By just replacing tungsten with std ballast T8 brings it down to a D 86!
What happens post April 2018 to this type of building, were the construction is effectively completed but the tenant has not signed before getting an EPC.
In this case the tenant is aware and unfazed as they will be installing heat Pumps and LED, but not all tenants will be that switched on.
Is this one for the Convention Committee to discus?
